Roy home sales move up in November

Sales of existing single-family homes in Roy Utah area rose year-over-year for the seventh straight months, however prices were continued to depreciate, and November median was marked as the 17th consecutive home price depreciation in yearly comparison.

In November, a total of 38 new and resale single-family homes sold in the area. That was down 15.56 percent from 45 in October, but slightly move up 5.26 percent from 36 in the same month the year ago, according to a local MLS reports which tracks the monthly Roy Utah real estate sales and prices.

The median price paid for all the Roy Utah houses sold in November was $133,250, down 4.48 percent from November’s median of $145,587 and down almost nine percent from the year ago median of $145,587. The median registered last month was the second all-time low on the record behind September of this year median of $130,250.

The median price paid per square foot (an alternative home-price gauge) for single-family Roy Utah homes was dropped to $70.63 last month from $75.23 in September and down 13.05 percent from 81.23 in November 2010.

Home sales rebound for West Haven in November

Home sales in West Haven Utah area rose again after being down for three consecutive months in year-over-year sales comparison. Home prices posted a double digit increase over the year ago, marking the third straight months of median price increase, according to the local multiple listing service WFR.

Total sales of single-family West Haven Utah homes in November was 10, up 40 percent from six in October and up 20 percent from the same month the year earlier with eight. The 20 percent increase in sales last month was the third time for this year and the highest so far.

The West Haven Utah real estate median sales price climbed 35.47 percent to $234,950 from the year ago. Meanwhile, sales of distressed properties such as foreclosure, short sales and bank owned declined three percent.

Homes Sales in South Ogden rise from October 2010

South Ogden Utah real estate market home sales rose almost 12 percent in October from the same month the prior year, but median sold price plummet for the second month in a row by seven percent in year-over-year comparison.

The MLS data and Utah Association of Realtors reports shows that a total of 17 new and resale South Ogden Utah homes were sold in the area, up from the year ago sales of 15 and went ahead over September’s sales of just 14.

The median price buyers paid for the homes sold last month was $130,000, dropped seven percent from $140,000 in October 2010, but saw an increase of 16.77 percent over September’s median of $108,200. The median last month was below 36.59 percent from the area’s peak of $205,000 in April 2010.

The association reports 18 under contact properties in October, up 33.33 percent from the year earlier. Number of active homes for sale in South Ogden Utah last month totaled at 143.

Home Sales up over 42% in October for Roy Utah

The number of homes sold in Roy Utah area rose above the year ago level for sixth consecutive month in October. Area’s median sales price edged up from September and posted the lowest decline in year-over-year median comparison, according to the MLS data released last week.

Roy Utah real estate tallied a total of 45 new and resale single-family houses sold last month. That was above 33.33 percent from 30 units unload in September, and up 42.22 percent from 26 units in the same month the year earlier, marking as the second highest sales this year behind June’s sales who got 42.22 percent.

All homes for sale in Roy sold in October have a median price of $139,500, slightly down 1.41 percent over October 2010 which logged a median of $141,495, but was up 6.63 percent from $130,250 in September. It was the third highest median falling behind January and February’s median which respectively registered $149,900 and $149,450 median prices.

Another price gauge analysts are looking at is the price per square foot. The median price per square foot for Single-family Roy Utah homes for sale last month was $75.23, up from $71.73 the month before, but below last year price per square foot median of $79.05.

North Ogden area median and sales spike up in September

Median sales price and home sales in North Ogden Utah area rebounded in October after suffering from a double digit dipped in the previous month, according to the latest data released by WFR multiple listing services. Real estate experts in the area say the outstanding market performance in October is a good sign that recovery is underway.

In October, a total of 18 new and resale single-family homes for sale in North Ogden were sold in the area. The total number of sales last month was ahead 38.39 percent from 11 in August, and registered a higher sales compared to October 2010 with just 12 units sold. In spite of a double-digit gain in year-over-year level for September, still it is far away from its peak of 39 in August 2007.

The median price buyers paid for all single-family homes sold last month was $163,375. That was up 9.72 percent from the prior month and 12.17 percent lower from the same period the year earlier. Last month median of $163,375 was  28.53 percent lower compared to North Ogden Utah real estate median peak which happened on July 2008.

Ogden Home Sales Log Similar Number over Last Year

Ogden Utah real estate market posted an equal number of homes sold over the same period the year ago and rose above the month prior to September. The median sales price fell slightly from both September and a year ago level, mark as the 15th consecutive median price depreciation in year-over-year level, based on the data provided by WFRMLS.

October posted a total of 73 new and resale Ogden Utah homes for sale sold in the area. That was similar from October 2010 but down 29.81 percent from September. The Ogden area’s flat sales in year-over-year during October followed annual sales gain in September with 44.23 percent, 14.29 percent in August and 20.24 percent in July.

The median price paid for Ogden Ut homes sold last month was $97,000, down 2.42 percent from $99,410 in September and 13.55 percent below from the same month the prior year. The median in October was 28.68 percent from the area’s peak that reached in July 2008.

Under contract properties the gauge for future sales decrease in October with 73 from 104 in September. Meanwhile, active homes for sale in Ogden Utah or the total area’s inventory of available homes for sale was also down from 157 in September to just 73 in October.

Prices down, sales surge for Roy Utah Real Estate market in September

Even though the weather is not good outside, it is still a great day for Roy Utah real estate market.  Today, WFRMLS reported that September home sales increased in year-over year levels for the fourth consecutive months, but median price dropped both months over and year-over-year for 14 straight months.

Roy Utah real estate market logged a total of 30 single-family home sales for September, up 13.33 percent from 29 in the same period the year ago, but 9.09 percent below August sales of 30. September median sales price in Roy area was $130,250, dropped 3.63 percent from August, and 6.65 percent lower from $139,525 median in September 2010.

The number of under contract properties stood at 82, up nearly 11 percent from the previous month and about 59 percent year-over-year. Meanwhile, number of active Roy homes for sale or those unsold homes was continue to dipped last month with just 271 compared to 294 in August and 314 in October 2010.

South Ogden Home Sales Climb in September

South Ogden single-family home sales move step ahead once again in September; the second consecutive month of year-over-year sales increases, according to the figures released by WFR multiple listing services.

A total of 14 new and single-family homes for sale in South Ogden Utah sold  in September, up by almost 29 percent from 10 units sold in the same month the year ago, but down 48 percent from 27 in the month prior to September.

The median single-family home price decreased 36.82 percent in September to $108,200, down from $171,250 in the year before and 32.33 percent lower from $159,900 in August. September’s median was nearly 48 percent below its peak that reached in April 2010.

In the last 30 days, homes for sale in South Ogden UT real estate market were moving in a much better pace at 70 days before it got sold compared to 85 days in August.

Sale and New Home Listings Drop in North Ogden Area in September

As sales continue to drop in North Ogden area, many residents appear to be afraid and hesitant to put their North Ogden Utah homes up for sale, according to WFRMLS released data last week.

In that data shows that number of newly listed homes for sale fell 4.42 percent from 181 the month before and 8.95 percent lower from 190 in the same month the year ago. That was the third largest decline in monthly basis behind June and January.

According to WFRMLS data, under contract properties or pending sales rose 12.50 percent from September 2010 and 29.17 percent increased over August. Home sales next month will expect to move up if these will goes smoothly and turn out into a successful sale.

Home prices continued to depreciate in September, slipping almost 11 percent from the year earlier median of $165,500. At the end of September North Ogden homes for sale median priced logged at $147,500.

A total of 11 new and resale single-family homes and condos changed hands last month. That was 31.25 percent below from 16 in August and down 21.43 percent from 14 units sold in the prior year.

Sales rise, prices still declining for Ogden Utah Real Estate

Sales of new and existing homes for sale in Ogden area rose 44.23 percent in September from the year before pace, the third consecutive sales gain and mark as the highest year-over-year sales increase since 2006. However, median price sank 12.95 percent, the Utah Association of Realtors said as the housing market remains underwater here and nationally.

Total sales in the Ogden Utah area spiked in September from 58 to 104 homes sold, a 44.23 percent higher than the year-ago levels, and up 25.96 percent from 77 in August. The year-over-year sales increase last month was followed by gains in June, July and August.

Even as the number of home sales appeared strong, median prices remained lower compared to the same period the year ago and the month before September. Median home price in September stands at $99,410, down 12.95 percent from $114,200 in September 2010, and about four percent lower from August median of $103,500.

Active Ogden Utah houses for sale in the listings registered at 728 in the last 30 days, up from 724 in August. Homes sold last month were typically spent 95 days in the market before its new owners found them.
